12/01/2023 Update:
The Board would like to send an update of the upcoming work being done to the walls.
•The permit has been issued and Phase 2 will begin soon.
• Order of operations for walls: 3 -> 13 -> 8 -> 7
• Each wall requires 3 inspections.
• Masonry materials for the project have arrived at the local DC. Sub orders are being prepared for phased delivery.
• Deliveries will be staged at each wall shortly in advance of the anticipated start date to minimize the visual impact during the process.
• Masonry Contractor is ready to mobilize upon confirmation of delivery date(s).
• Construction dumpsters will be placed close to each wall in advance of the demolition of each wall, they’ll be placed to avoid sprinklers and traffic lanes. These are for blocks/cement only, trash costs $1,200/load if contaminated with household rubbish. Cameras will be used to catch any violators and charges will be sent out to the violator’s residency at full cost. Please let your family members, neighbors, visitors, etc. know so that no one has to pay these fees.
• A break is scheduled to allow for Christmas/New Years celebrations.
• Stucco work will commence in short order after the completion of the respective walls.
9/29/2023 Update:
We wanted to remind everyone that the Wall Maintenance Project has started. The vendor that is conducting the wall project wants us to remind everyone that they are working on the walls on both sides. Although most of the walls are not behind a fence, some parts that are were accessed by their subcontractors. We are sorry for any misunderstandings about the cleaning process, the vendor is anticipating painting this portion of the walls between Monday and Wednesday of next week. They will require additional access to anyone’s property to complete the work.
If you have kids, pets, or other items of concern, please keep them contained during the work. If there is a gate, we ask that it be left unlocked for easier access to expedite the completion of the work. Once the painting is complete your area will be inspected to ensure it is left in a clean and good condition. 9/21/2023 Update:
PHASE 1: WASHING, RESURFACING, AND PAINTING
On September 25th, the Community Wall Repair Project is scheduled to begin with Phase 1 of the project. It will consist of cleaning and repairing existing walls that are not in dire need of repair or replacement.
Color Coding: Some members have inquired about the color coding painted on the walls and if they can be removed. The colors are required for permits. They will be removed once all permits are acquired.
Homeowners: For all homeowners who will be affected by this project, it is required that you all clear the vegetation off the walls on your side of the lot, remove any objects leaning against it, and clear a path for a work crew to access it. A map will be provided with the contractor’s notes and what is required for them to work. See the Maintenance Project Map below. What to Expect: As construction begins, there will be an increase in traffic throughout the community. Expect an increase in noise from powerwashers and workers. Easements may be damaged but will be repaired when the project is completed.

PHASE 2: DEMO AND REBUILDING (PERMIT UPDATE)
Permitting has been a difficult process. The county has required us to provide the construction documents and drawings of all the walls that will need to be replaced. We are working with both the county and DM Construction to acquire this data.
Please be patient as we try to acquire these documents. Alternative paths forward have been discussed, however, any assistance would be greatly appreciated.
